The words “coming soon” should say it all, RIGHT? And for the most part, it does! It basically means that a home will be “coming soon” on the market.
I just wanted to discuss the details of this type of status and what it means. A home that is “coming soon” cannot be shown to any buyers/realtors until the designated date listed in the multiple listing service. That designated date can be NO longer than 21 days upon entering the listing into the system.
The coming soon status in this market has been utilized to generate multiple offers and showings! A problem can arise when an agent shows the home while in this status.
Not only is this a violation of the MLS rules, but it is also unfair to any other potential buyers in the market. Those buyers that are waiting for this listing to go “live” do not even have a chance of seeing the home and/or making an offer.
So, if you see a coming soon listing that you are interested in, the question you should ask is “when is it available to be shown?”
