A few things your agent wants you to know about selling your home (but may not tell you)

Maybe they don’t want to hurt your feelings, maybe they assume you already know, maybe they don’t have the nerve to say it.

So, I’m going to lay a few things on the line I think you should know:

  1. I know you love your stuff, but honestly, others may not. Don’t take it personally when I tell you it’s gotta go. The goal is to create an environment where buyers can imagine their stuff in your space – which they can’t do when your stuff is all over.
  2. Don’t lie to me. I need to know the good, the bad and the ugly so we can decide how to best handle any issues in advance. Remember I’m on your side, and the last thing we need are nasty surprises later.
  3. Unless you don’t care about your sale price, you may need to fix some things. Readily apparent unattended issues signal the buyer that the house “needs work” – even if they’re minor in nature. And they will always overestimate the cost of repairs.
  4. No one but you cares about what you paid for the house, what you’ve put into it, or how much you need to net from the sale. Harsh, but true. A house is worth what a ready, willing, and able buyer will pay for it, based on current market conditions. Period.
  5. Stop putting the advice of those well-meaning folks – who I know have your best interests at heart – over mine. That would be your friends who bought their first home last year and now consider themselves experts, or your folks that bought their home 35 years ago, or Aunt Marge, who used to sell real estate part-time in the 80’s.

Getting your home sold is a partnership between you and your agent, and the agent you choose to work with matters.
